We did not choose the land for the view.
We chose it for what it asks of us.

Before a single line was drawn, there was the water, the live oaks draped in Spanish moss, the quiet at dusk. The Zuni Collection sits on roughly 13 acres of preserved waterfront near St. Cloud, in the Lake Nona corridor of Central Florida. Our work was not to impose on this place, but to listen to it, and to compose architecture, landscape, and site so that each makes the others better.

The result is restraint, not excess. Homes that frame the water rather than compete with it. A community designed for the way people actually live here: outdoors as much as in, in light that changes by the hour.

The vision

Twenty-five homes, composed as one.

The Zuni Collection is a private community of 25 homes set on generous lots along a preserved lakefront. The architecture is not a single note but a curated family of styles: modern, modern farmhouse, and California ranch. Each home is inspired by nature, water, and rock, built in natural woods and stone with high-end finishes throughout, and opened to the landscape with walls of glass that dissolve the line between indoors and the water beyond. Every home is oriented to light, privacy, and view.

The collection is offered in three signature designs, each with its own elevation and character: Lorenzo, Azul, and Solana. Three distinct expressions of high-end architecture, composed for one landscape.

This is the way we build everywhere: architecture, landscape, and site as a single composition, held to a standard most developments at this scale never reach.

We care for every tree. We design so that every resident can enjoy this land privately: contact with the water, the quiet of the oaks, real privacy and peace, and views that belong to this place alone. Beauty here is not an amenity added at the end. It is the reason we chose the land.

And we did something few developers would. One of the most valuable waterfront lots was set aside, not sold, so that every resident shares direct access to the water, the dock, and its amenities. The best of the land belongs to the whole community, not to a single owner. That is what makes us different, and you will not find it anywhere else.

Beauty without discipline does not endure. The Zuni Collection is structured conservatively, with loan-to-value held below 50 percent and five engineered layers of capital protection. The full framework is documented and reserved for qualified investors. We will say only this: it is built to protect the people who build, buy, and invest alongside us.
